Housing Choice Voucher Program (Section 8) and Affordable Housing available._ Housing Choice Voucher Program provides housing in Sangamon County for families with low-income, older adults, and individuals with disabilities.  Individuals are able to choose their own housing, not limited to units located in subsidized housing projects, as long as it meets the requirements of the program.

Offers public housing for families and/or disabled individuals.

Both programs are based on the participants' gross household income.

Assists individuals, community organizations, non-profit and for-profit developers in rehabilitation, repair, and creation of projects that improve the condition of, or contribute to the development of both rental and owner occupied affordable housing in the four county region. Additional assistance will be available for first-time homebuyers for down payment, closing costs and, if necessary, rehabilitation in conjunction with home purchase. Priority will be given to projects addressing repair and rehab issues in aging housing that benefit low income level residents. (i.e. plumbing, electrical, roofing, structural, energy efficiency, lead paint issues and handicap accessibility). The Board will consider both owner-occupied and rental properties, with loan details varying depending on the applicant’s situation, as detailed in the program guidelines.

Properties are located in Oregon, Polo, and Forreston. Rent is based on 30% of the applicants income with a minimum rent of $50 per month. There are also established ceiling rents, so depending on the size of the apartment, the rent will not go over a certain amount.

-- Housing Choice Voucher Program:  For this program, participants seek housing in the private rental market. Tenants pay 30% of the rent which is based on their income and the housing authority pays the balance due to the landlord. There is currently an open waiting list for Section 8 vouchers.

Offers single-family housing programs that provide homeownership opportunities to low- and moderate-income rural Americans through various loan, grant, and loan guarantee programs. The program also offers funding to individuals for vital home improvements to ensure their residences are decent, safe, and sanitary. Additionally, the service includes maintaining information on subsidized private rental housing options, including listings of privately owned apartment buildings offering below-market rates due to public funding. It supports low-income individuals and families by facilitating access to income-based or fixed below-market rate rental housing, including units developed under affordable housing incentive programs. The program collaborates with housing authorities to provide information on eligibility, vacancies, and access to subsidized housing, including Section 8 applications, vouchers, and rental payments, ensuring comprehensive support for rural and low-income communities.

Provides Public housing services. Does not assist with vouchers.
